Property Care Terms of Use.
These terms are a working draft and may be updated as the service, request system, and access procedures are completed.
1. Nature of the service
Potter Property Care offers limited visual property observations, photo updates, and basic non-licensed upkeep tasks. I do not represent the service as a licensed home inspection, contractor inspection, appraisal, engineering review, mold assessment, pest inspection, code inspection, or emergency service.
2. Requests are not confirmations
Submitting a request does not create an appointment or service agreement. A visit is confirmed only after I accept the request and provide final details.
3. Owner authorization
The customer must have lawful authority to request access and services at the property. The customer is responsible for permissions involving owners, tenants, guests, managers, associations, and security systems.
4. Access and safety
I may refuse or stop a visit when access is unsafe, unclear, unlawful, obstructed, or different from what was described. I will not access roofs, crawlspaces, confined spaces, dangerous structures, active construction zones, or other areas I consider unsafe.
5. Visual observations only
Photos and notes reflect only what was reasonably visible during the visit. Hidden defects, intermittent issues, inaccessible areas, and conditions developing after the visit may not be discovered.
6. Maintenance limits
Any maintenance work is limited to small non-licensed tasks that I specifically approve. I do not perform work requiring a contractor, electrician, plumber, HVAC technician, roofer, engineer, pest professional, mold professional, or other licensed specialist.
7. Emergencies
This service must not be used as a substitute for police, fire, emergency medical services, utility emergency lines, property-security services, or licensed emergency repair providers.
8. Pricing and supplies
Website prices are starting estimates unless stated otherwise. Travel, time, property size, report detail, urgency, waiting, access, purchases, and supplies may affect the final quote. Supply purchases must be approved and may require advance payment.
9. Photos and reports
Reports are informal customer updates and not professional inspection reports. Customers are responsible for securely storing any photos or property information received.
10. Changes and cancellation
I may reschedule, cancel, or decline work because of weather, traffic, access, safety, illness, vehicle issues, emergencies, or other circumstances. Future cancellation rules will be disclosed before they apply.
11. Updates
These draft terms may change as I finish the service, secure access process, request portal, payment options, privacy policy, and insurance review.
